Buying a house in Benijófar means buying in one of the smallest municipalities of the Vega Baja, on the south bank of the Segura. After the severe earthquake of the early nineteenth century the village was completely rebuilt, which is why it has a straight, regular street layout, unlike many neighbouring villages. It lies low and almost flat, with pharmacy, health centre and nursery a few hundred metres from each other. Buying here means choosing an ordinary Spanish village, with the urbanisations of the area around the corner.
In the village you live on flat ground in the straight street grid, with daily amenities on foot. On the edge, residential areas run right up to the boundary with Rojales, where Ciudad Quesada begins. For much of Quesada, Benijófar is the nearest village, a few kilometres away, but Quesada belongs to Rojales. To the south the municipality borders Algorfa and Los Montesinos. So what is offered as Benijófar may lie just across a boundary; check the paperwork.
In the village, village houses, flats and penthouses are offered, including new builds. On the edge and in the residential areas towards Quesada it is mainly villas, linked houses and bungalows. Many of those areas date from the building wave that filled the Vega Baja around the turn of the century; ask about the owners’ community and whether a conservatory, canopy or extra room is on the register. With a house on rural land along the river, have an adviser check what may be built or altered.
Benijófar suits people looking for a quiet Spanish village, with basic amenities close by and golf courses and the coast a short drive away. It suits those who want to live by the sea less well: the nearest beach is at Guardamar, almost eight kilometres away, and you drive for the hospital and big shops. In summer it is warmer here than on the coast. Mind the water too: the village lies low on the Segura, and in heavy rain the whole Vega Baja was hit. Have the flood risk checked per address.
For a GP there is a health centre in the village; the public hospital that serves Benijófar is in Torrevieja. There is a Norwegian school in Ciudad Quesada, and the area’s British school is in San Miguel de Salinas. Alicante airport is about three quarters of an hour away by car. The AP-7 is tolled on this stretch; the N-332 along the coast is free but busy. For the beach and the dune woods you drive to Guardamar del Segura.

From the centre, the beach is 7.9 km away, in Guardamar del Segura. Alicante-Elche (ALC) airport is a 49 km drive. Around the centre, the terrain is flat.
