Buying a house in Rojales usually means buying in Ciudad Quesada, but the municipality is more than that urbanisation. The old village lies low on the Segura, in the fertile plain of the Vega Baja, with an eighteenth-century bridge, a weir and a waterwheel by the river. Rojales is not on the coast: from the village, the beach at Guardamar is a drive away. Part of the natural park around the La Mata salt lake also belongs to the municipality. The facts block on this page measures from the village, not from Ciudad Quesada.
In the village you live a Spanish life, with the market, the river and the huerta around you, and the streets climb the hill from the water. Ciudad Quesada is in the south of the municipality, on gently rolling ground, and grew in sections: around the La Marquesa golf course, in Doña Pepa and in Lo Marabú. By road, Quesada is closer to the village of Benijófar than to the centre of Rojales, and for many residents that is the first place they go. The CV-905 runs alongside, towards Torrevieja and inland.
In Ciudad Quesada most of what is for sale is villas, plus flats and terraced houses, and that is also where most new building is. In the older parts you come across homes that were later extended with a conservatory, a covered terrace or an extra room. Have it checked whether such an extension is registered, and ask about the community costs if you buy on a development. In the village you buy a village house; if you are considering one of the cave houses in the hillside, first ask an adviser about habitability and registration. Current projects are on the new-build page for Rojales.
Rojales suits people who want to live in a large international community, with golf, shops and doctors nearby and the beaches of Guardamar del Segura a short drive away. It suits those who want to live by the sea, or without a car, less well: in Quesada you need the car for almost everything. The village lies low on a river that used to burst its banks often, and in severe storms in the Vega Baja the Segura overflowed at several points between Orihuela and Guardamar. So have the flood map checked for each property, especially in the village and the huerta.
Alicante is the airport for Rojales, about three quarters of an hour by car; Murcia-Corvera is further. For healthcare, Rojales belongs to the Torrevieja health area, with the public hospital on the CV-95, and the municipality itself has a health centre. Ciudad Quesada has a Norwegian school, from primary through to final exams, and a British international school is in the wider area. La Marquesa has an eighteen-hole course, and between Quesada and the coast lie the La Mata salt lake and the pine woods on the Guardamar dunes.

No, Ciudad Quesada is an urbanisation in the south of the municipality of Rojales, started in the seventies. For permits and registration you therefore go to Rojales, even though the village of Benijófar is closer by road.
The Segura was known for its floods, and in severe storms in the Vega Baja the river has burst its banks at several points. The risk varies a lot from address to address: the village and the huerta are low-lying, Ciudad Quesada is higher. Have the regional flood map checked for each property.
Rojales falls under the Torrevieja health area, with the public hospital on the CV-95 in Torrevieja. The municipality itself has a health centre for GP care.
Ciudad Quesada has a Norwegian school, teaching through to final exams. A British international school is further away in the region, so expect a daily drive.
