What we do

We coordinate the renovation, you decide

What it is. We select a builder from our fixed network, set out the plan in a transparent specification and keep control on your behalf during the work. No shopping around for separate quotes, no language barrier with the site manager.

How it works. After a survey on site we draw up a plan with the scope, choice of materials and a budget range. You approve it, we request firm quotes from at least two builders and advise independently on which one fits.

What you get. A dedicated site manager as your point of contact, weekly photo updates, and an independent handover by our building surveyor. The final invoice comes only at handover.

What it is not. We are not a builder. We do not carry out the work ourselves and have no build crew of our own. Our role is selection, coordination and quality control, separate from the contractor.

Our process

From the first survey to handover

Small jobs (bathroom, kitchen) take 6 to 12 weeks. Larger renovations 3 to 6 months. Start at least 4 weeks before the desired start date, otherwise the builder's schedule shifts.

    Visit on site, recording your wishes, a photo survey of the current condition.

    Plan & budget range

    A draft plan with scope, choice of materials and a realistic budget range. You approve it.

    Request quotes

    A firm price quote from two builders, with identical specifications so you compare like with like.

    Contract

    Building contract, payment schedule and guarantees. We check whether all clauses are in your interest.

    Execution

    Weekly photo update, the site manager as your point of contact. We visit the critical phases ourselves.

Good to know before you start

A Spanish renovation has its own rules and risks. Five points we discuss in advance on every project.

Permit requirement

Many structural interventions require a municipal licencia de obra. Working without a permit can result in a fine and demolition.

MitigatieWe assess in advance what requires a permit and arrange the application through our architect.

Extra work and rising budget

Hidden damage beneath old tiles or pipes can push the budget up quickly. A 10 to 15% reserve is realistic.

MitigatieWe always work with a contingency in the contract and flag extra work before it is carried out.

Guarantees for defects

Spanish builders fall under the LOE law (10 years for structure, 3 for finishing) but enforcement sometimes requires legal pressure.

MitigatieWe require written guarantees in every contract and remain available for later complaints.

Holiday periods

Building in Spain comes to a virtual standstill in August and around the Easter and Christmas holidays.

Insurance during the build

During a renovation your buildings insurance often applies only in a limited way. Theft of materials is the builder's responsibility, damage not always.

What others asked about renovation

The biggest advantage of new-build is that it is built to current building standards, and those are considerably higher than twenty years ago. You can also have the home finished to your own wishes. The downside is that new-build is now more expensive than around ten years ago and that it is an intensive, lengthy process. With a remodelling of an existing home you often have the best of both: you are finished sooner, it is more affordable and you set the quality level yourself.
