Property for sale in Guardamar del Segura

Buying a house in Guardamar del Segura means buying in a coastal town in the Vega Baja that stays Spanish all year, with its own market, schools and a health centre. The town lies low behind the beaches, below a hill with a ruined castle, and was given a new street plan after the earthquakes of the early nineteenth century. To the north the Segura flows into the sea. A planted dune forest lines much of the coast, so you usually do not live on the waterline, but the beach is within walking distance of the town.

In the centre you live on flat ground, with beach, shops and market on foot; the Centro and La Roqueta beaches lie right against the town. On the northern side are Babilonia, along the dunes, and the residential area around the marina at the river mouth. On the southern side lies El Raso, an older residential area by the N-332, and beyond it the quieter beaches of El Moncayo and El Campo, behind the forest. Inland, Guardamar borders San Fulgencio. The municipality has no golf course; for that you drive to Rojales or Algorfa.

What is being built new is mostly flats and penthouses in complexes with a shared pool; the current supply is on the new-build page for Guardamar del Segura. In El Raso you often buy a bungalow, an upper or ground-floor home in a complex, and in the town a flat or a village house. The old houses on the beach at Babilonia are a case apart: they stand on state land, under a concession that runs out. If you see one for sale, have an adviser find out first what exactly is being sold.

Guardamar suits people who want to live in a real town, with beach and forest on foot and life around them outside the summer too. It suits those set on the front line on the northern side less well: a lot of beach has washed away there, and the coastal authority is removing houses. The water deserves attention as well. In heavy rain the Segura burst its banks, and the N-332 held the water on the landward side like a dyke. Have the flood map checked for each address, especially in the low areas by the river and behind the road.

Alicante airport is about half an hour away by car. The N-332 runs past the town to Torrevieja and Santa Pola, and the CV-91 takes you inland to the AP-7. Expect to pay there: the stretch of the AP-7 through the Vega Baja is a toll road. There is no railway station. For hospital care Guardamar falls under Torrevieja, and for an international school you drive inland. There is a marina at the river mouth.
