Property for sale in El Verger

Buying a house in El Verger means buying in a village on the plain of the Girona, just before the river reaches the sea at Els Poblets. The village is low and flat, with pharmacy, supermarket, health centre and primary school within walking distance, and surrounded by citrus groves. To the north lies the Segària ridge. Grapes were once dried into raisins here under riuraus, and in El Verger a home is often attached to such a covered shed, unlike elsewhere in the Marina Alta. In Spanish the village is called El Vergel; it is the same place.

In the village you live compactly and on the flat, with everything on foot. On the edge towards the coast and the N-332, new homes are being built in gated complexes. On the citrus plain around the village, rural homes stand among the groves. Mind the river when you search: the low part along the Girona, towards Els Poblets, is the area that went under water in the great flood. The nearest beach, l’Almadrava, already lies in Els Poblets and is made of pebbles; you find sand at Les Deveses and Les Marines in Dénia.

What is being added now is mostly flats, ground-floor homes with a garden and penthouses in new complexes on the edge of the village, with shared areas; the current supply is on the new-build page for El Verger. In the village you buy flats and village houses. On the plain it is rural homes among the citrus, sometimes with an old riurau on the plot. With such a plot, have an adviser check what is licensed and whether the heritage is protected. When buying off-plan, make sure your deposits are secured by a bank.

El Verger suits people who want to live in an ordinary, flat village with everyday amenities on foot and Dénia a short drive away, and cyclists, as there is a cycle path to Dénia. It suits those who want to live by the sea less well: the village lies a few kilometres inland, with no sea view. Take the water seriously too. In a heavy downpour the Girona burst its banks; someone died in El Verger and a house collapsed. Since then the banks have been reinforced and the riverbed cleared, but have the flood map checked for each address.

The N-332 runs past the village, and you join the AP-7 at Ondara; in summer the N-332 in the Marina Alta is often jammed. Alicante and Valencia airports are both over an hour away by car. There is no railway, and the coastal tram starts in Dénia. For hospital care El Verger falls under Dénia; the village has a health centre.
