Buying a house in Pedreguer means buying in a village with an economy of its own, inland in the Marina Alta. The village lies at the foot of the Muntanya Gran, on a plain closed off to the north-east by the Montgó. The supermarket, the pharmacy, the school and the health centre are close together, although the streets climb the hill. The beach is further away, on the northern coast of Dénia; it is not within walking distance. Buying here means living among Spanish neighbours, with the coast and two larger towns a short drive away.
In the village you live compactly, with everything within walking distance, in sloping streets. To the south-west the villas of Monte Solana sit on the flanks of the mountain, a few minutes’ drive from the village and very steep. Towards Dénia lies the La Sella golf resort, on the boundary of the two municipalities: the course falls under Dénia, part of the residential area under Pedreguer. Despite its name, Monte Pego does not belong to Pedreguer, but is spread across Pego, Dénia and el Ràfol d’Almúnia. So always check which municipality is on the paperwork.
On Monte Solana it is villas, and there are new-build projects there too. Around La Sella you live by the golf, on the boundary with Dénia. In the village there are flats and older houses in the streets around the centre. With a villa on a steep slope, the access road, the retaining walls and the drainage deserve attention. Also ask whether the home is connected to the sewer or has its own tank, and have an adviser check what that means. The projects under construction are on the new-build page for Pedreguer.
Pedreguer suits people who want to live all year in a Spanish village, with its own amenities and Dénia and Jávea close by. It suits those who want to walk to the beach or live without a car less well, especially from the urbanisations. The N-332 through the municipality is busy, with peaks in summer, because it is the main route to Jávea. A new AP-7 junction is planned at Gata and Pedreguer, and roundabouts are coming on the N-332 by the business parks. With a home close to those roads, ask about the plans.
On Saturdays the weekly market is held under the old covered arcades in the centre, and on Sunday mornings there is a flea and antiques market on the business park. The public hospital for the area is in Dénia and has recently come under direct management by the region; the village has a health centre. You will find British international schools in Jávea and in Benitachell. Alicante airport is a good hour’s drive away, and Valencia is an alternative.
