Buying a house in Polop means buying in an inland municipality with no coast, in the Marina Baixa. The village sits on a hill around the remains of its castle, with steep streets in the old centre, and behind it rises the Ponoig. Polop and La Nucía are about a kilometre apart as the crow flies and have in practice grown together. The municipality also includes the hamlet of Xirles. Buying here means choosing mountains, views and village life, with the beach and Benidorm a short drive away.
In the old centre you live in narrow, steep streets around the square with the fountain, with pharmacy and supermarket close by; the primary school is just outside the centre. Xirles is a separate hamlet of the municipality. Most villas are in urbanisations on the slopes towards the Ponoig and towards La Nucía, where the residential areas of the two municipalities run into each other. So check on the paperwork which municipality a home is in, because that determines registration, schooling and municipal services.
On the slopes it is mostly detached villas, often in complexes with a shared pool, and there are new-build projects. In the village you find flats, including new ones. In the countryside, building plots and old houses are offered; with such a plot, have an adviser check what may be built, especially near the protected mountain landscape. With an older villa on a slope, the retaining walls and drainage deserve attention. The projects under construction are on the new-build page for Polop.
Polop suits people looking for mountains and quiet, who walk or cycle, and families who want the British schools of La Nucía around the corner. It suits those who want the beach within walking distance or to live without a car less well: sea and promenade are in neighbouring municipalities. The streets in the old centre are steep. And the mountain area is prone to fire: in a forest fire in the mountains of Polop, residents were evacuated as a precaution and the CV-70 was closed. With a villa on the edge of the woods, think about a second way out too.
Via the CV-70 you are quickly in Benidorm and on the AP-7 and the N-332; Alicante airport is three quarters of an hour to an hour away by car. For GP care there is a health post in the village; for a hospital you drive to Villajoyosa (public) or Benidorm (private). The coastal tram has no stop in Polop; you board in Benidorm. Together with the Puig Campana above Finestrat, the Ponoig forms a protected landscape. Read more about this coast on the page about the Costa Blanca North.
