Buying a house in La Nucía means buying in an inland municipality with no coastline of its own, in the hills between Benidorm, Altea and Polop. The village sits on a spur with sea views and has everyday amenities, such as a health centre, a primary school and shops, within walking distance. Around it, the residential areas spread over the slopes, and that is where most homes for sale are. The facts block measures from the village: the nearest beach is a few kilometres away, in a neighbouring municipality. Buying here means choosing space and views and accepting the drive to the beach.
In the village you live in a centre with a square, a branch of the University of Alicante and amenities close by, on a fair slope. The residential areas are scattered over the hills; Barranco Hondo, Coloma, Bello Horizonte, Panorama and El Tossal are the best-known names. They differ in height, view and distance to the roads towards Benidorm and Altea. For a home on the edge, check carefully whether it is still in La Nucía or already in Polop, l’Alfàs del Pi or Benidorm: the urbanisations here run across the boundaries.
Most of what is for sale is detached villas and linked bungalows in the urbanisations, often with a garden or terrace and a shared pool, plus flats in and around the village. There are also new-build projects in the municipality. With an older villa on a slope, the retaining walls, the drainage and damp deserve extra attention, and ask whether later extensions are also on the register; have an adviser check that. What is under construction now is on the new-build page for La Nucía.
La Nucía suits people who want to live here all year, for example with school-age children: two British international schools are in the municipality itself, and the large municipal sports complex is in use all year. It suits those who want the beach within walking distance, or to live without a car, less well: from the urbanisations you drive for almost everything. The slopes are steep, and the pine woods around the residential areas make forest fire a real risk in these hills. So with a villa, look at the vegetation around the plot and the access road.
Of the two British schools in the municipality, one offers the IB programme, and the school that carries Altea in its name is here too. The village has a health centre; the public hospital of the Marina Baixa is in Villajoyosa, and private hospitals are in Benidorm. Via the CV-70 you are quickly on the AP-7 and the N-332, and Alicante airport is about three quarters of an hour to an hour by car. The coastal tram stops down in Benidorm and Altea. For the beach you drive to Albir, in Alfaz del Pi, or to Altea.

Not always. The urbanisations here run across the boundaries with Polop, l’Alfàs del Pi and Benidorm. Check on the paperwork which municipality it is, because that is where you arrange registration and permits.
