The character of Moraira

Exclusive, green and deliberately low-rise

Composition Moraira is part of the municipality of Teulada-Moraira. It is an exclusive and deliberately small-scale coastal village: the municipality enforces a height restriction, so no high-rise. The result is plenty of greenery, calm and a low building density.

Core The centre lies around the marina with the Club Náutico, terraces and the Ampolla beach nearby. There is year-round life and hospitality here. A little further on lies El Portet, a lovely small bay with a sandy beach, and the watchtower (Torre Vigía) by the Cap d'Or headland.

Nature Around the village lie villa zones on the hills, many with sea views. The coastal strips and headlands offer views and walking routes; the hinterland is green with vineyards and pines. Short distances to the neighbouring towns.

Twin village Teulada is the inland, old twin village with a historic centre. It feels more authentic and more Spanish than the coast, with everyday village life and generally more affordable homes.

Alicante (ALC) is about 1 hour 5 via the AP-7. Valencia (VLC) about 1 hour 20. Both have daily connections with Northern Europe.

Flights to Northern Europe

From Alicante and Valencia direct to, among others, Amsterdam, Brussels, Eindhoven and Rotterdam, usually in about 2,5 to 3 hours.

Car & surroundings

The AP-7 and N-332 open up the whole Marina Alta. Benissa is about 10 minutes away, Calpe 15 minutes, Jávea 20 minutes and Dénia 25 minutes.

International schools

International education in the Marina Alta

In the region around Moraira there are a number of established international schools, with the British curriculum as the most common route. In addition there is Spanish public and subsidised education, partly bilingual (Valencian/Spanish).

The best-known international options in the immediate area are Lady Elizabeth School in nearby Benitachell/Llíber and Xàbia International College in Jávea. For the Spanish route there are public schools (CEIP/IES) in Teulada-Moraira.

Tuition at international schools is usually between €6.000 and €12.000 per year; public education is free. The choice depends on how long you are coming and what you want for your child.

Good care, public and private

Teulada-Moraira has its own health centre (Centro de Salud) for primary care. The regional hospital is Hospital de Dénia (Marina Salud), about 25 minutes away, serving the whole Marina Alta.

In addition there are private clinics and specialists in the area. Many residents take out a supplementary private policy (such as Sanitas, DKV or Adeslas) to reduce waiting times for specialists.

There are English-speaking GPs, dentists and physiotherapists in the area. For public care via the SNS system: accessible to those with EU pension or work rights.

Moraira is a pleasant place to live, but a few things are good to know in advance. No deal-breakers, but reality.

Price level

Moraira belongs to the more exclusive segment of the Costa Blanca North. Especially El Portet and the sea-view villas are high in price.

We advise per zone based on budget and also show more affordable alternatives such as Teulada.

Car dependence

In the villa zones on the hills and towards Teulada a car is needed in practice. Only the centre and the harbour are truly walkable.

We check for each property the distances to amenities and the zone that suits you.

Summer crowds

Around the harbour, the Ampolla beach and El Portet it is busier in July and August, with more traffic and fuller terraces. The villa zones and Teulada stay quieter.

We schedule viewings outside peak hours and advise per zone on year-round use.

Homes in urbanisations and complexes have monthly comunidad costs for maintenance, garden and pool.
