Buying a house in Moraira: the village centre, the hills or Teulada
Moraira is the coastal village of Teulada, and that shows when you buy
Buying a house in Moraira means buying in a place that, on paper, is not a municipality. Moraira is the seaside village of Teulada, and the town hall is inland in the old village of Teulada. The centre around the harbour and the l’Ampolla beach is almost flat; the villa areas are on the hills around it. In adverts, Moraira is mainly the name of an area, and that name reaches beyond the municipal boundary. Homes in Teulada village itself also appear on this page, because the listings of both villages are shown here together.
Which municipality is your Moraira: the urbanisations one by one
Benimeit, Cap Blanc, La Sabatera, Moravit, Paichi and El Tesoro are in the municipality of Teulada, as are the village and the harbour. San Jaime, with its short golf course, is in neighbouring Benissa, although it is often sold as Moraira. The areas along the rocky coast, such as Cap Blanc and Moravit, are lower and closer to the coves; the higher you go into the hills, the more view and the longer the drive to the village. For each home, check which municipality is on the paperwork, because that is where you arrange permits and registration.
Villas, low-rise and village houses: what Moraira has for sale
The emphasis is on villas with sea views in the hills, many of them a few decades old. Around the harbour there are smaller apartment developments, and you will not find towers like those in Calpe. In Teulada you are more likely to buy a village house or a flat, at a lower price level. With an older villa on a slope, the retaining walls, the drainage and the roof deserve attention, and ask how the waste water is handled. New projects are on the new-build page for Moraira.
Who Moraira suits, and why the access road matters
Moraira suits people looking for a small, well-kept seaside town, with a marina, coves to swim in and a large international community. It suits those who fly often and for short trips less well: Alicante airport is more than an hour’s drive away. The road from Teulada to Moraira, the main way in, is being widened in phases, with closures and diversions. On the wooded hills, forest fire is a real risk; during a fire, urbanisations in the municipality were evacuated. And if you live in the hills, you can do next to nothing without a car.
Marina, schools and tram around Moraira
The coastal tram between Benidorm and Dénia stops in Teulada, not in Moraira itself. You reach the AP-7 via Teulada and the Benissa bypass. Moraira has a primary school and a medical post; the secondary school and the health centre are in Teulada, and the public hospital for the area is in Dénia. The British school is near Cumbre del Sol in Benitachell. Moraira has a marina with a sailing club, and the San Jaime golf course is close by. You can read more about the areas and daily life on Living in Moraira.

Usually Teulada: Moraira is that municipality’s coastal village, and most of the urbanisations around it are there too. San Jaime is in Benissa, even though adverts call it Moraira. The municipality on the paperwork decides where you arrange permits and registration.
Not all the way: the coastal tram between Benidorm and Dénia has a stop in Teulada. From there it is still some way to the coast.

On the wooded hills, yes. During a forest fire, residents of urbanisations in Teulada-Moraira were evacuated, with a water bomber and a helicopter overhead. With a villa, look at how close the woodland comes to the plot and which roads lead out.
