Buying guide

Buying a house in Mazarrón: the town, Puerto, Bolnuevo or Camposol

Mazarrón is a municipality on the open sea, with an old mining town inland

Buying a house in Mazarrón means buying in a municipality with two main centres that form one administrative whole. The town lies inland on rolling ground, with health centre, pharmacy and school close by, up against the hills of the old mines. On the sea lies Puerto de Mazarrón, about the same size and lived in all year, with its own health centre. Further inland are large residential areas with many foreign residents. That choice between town, coast and urbanisation decides almost everything here: the distance to the sea, the neighbours and how much you rely on the car.

Puerto, Bolnuevo, Camposol or Country Club: where to look in Mazarrón

Puerto de Mazarrón has the harbour, the marina and most of the building by the sea. Bolnuevo, to the south-west, is smaller, with a sandy beach and coves further on, against a protected range of hills. Inland lies Camposol, a large urbanisation laid out around a golf course, about a quarter of an hour from the coast. Closer to the town is the gated Mazarrón Country Club, which relies on Camposol for shops and golf. Mind the boundary: Isla Plana and La Azohía, on the eastern side of the bay, are often offered as Mazarrón but belong to Cartagena.

Flat by the sea, villa on Camposol or finca: what Mazarrón has for sale

In Puerto and Bolnuevo you mainly buy flats and linked houses, on or close to the sea. On Camposol there are villas and linked houses from the building period around the turn of the century, and in Country Club linked houses and villas with a private pool. In the hinterland you find fincas; with buildings on rural land, have an adviser check what is licensed. On Camposol there is also a plan to complete the urbanisation and change its management, so ask what that means for the home. What is being built new is on the new-build page for Mazarrón.

Mazarrón suits those after a quiet Spanish coast, less so those who want to live without a car

Mazarrón suits people who want to live on the open sea, in a municipality that feels more Spanish than the big resorts, and those who want to stay all year. It suits those who want to live without a car less well: no trains run any more, and from the urbanisations you drive for beach and shops. On Camposol the water deserves attention: a rambla channelled through the urbanisation when it was built flooded and caused damage, and that case is not closed. With a home in the town, also check where the old mine sites are, and have the flood map checked for each address.

Toll road, hospital and bus: practical matters from Mazarrón

Corvera airport is about three quarters of an hour away by car. The RM-3 to Totana takes you toll-free to the A-7 towards Murcia; the AP-7 to Cartagena and Andalusia is faster, but a toll road. There is no railway station: the old line is a cycling and walking route, and buses run to Murcia and Cartagena. For hospital care Mazarrón falls under the university hospital in Cartagena; the town and Puerto both have health centres. British schools are around Murcia and near Torre-Pacheco.
