Buying a house in Cartagena means buying in a city that lives all year, and in a municipality much larger than the city. The old centre lies flat between five hills around the port, with shops, pharmacy and schools within walking distance. The municipality runs on to the southern shore of the Mar Menor, with centres of its own such as Los Urrutias, Los Nietos, Islas Menores and Playa Honda, and to Cabo de Palos and the southern part of La Manga. So buying here means first choosing between the city and the coast, because they are two very different ways of living.
In the old centre you live in old blocks and renovated buildings, with everything on foot. The districts around it, such as Barrio Peral, Los Dolores and Cuatro Santos, were once separate hamlets that grew into city districts. On the Mar Menor lie the lagoon villages, with calm, shallow water on the doorstep. Cabo de Palos and the southern part of La Manga face both the open sea and the lagoon; the northern part of La Manga belongs to San Javier. The La Manga Club golf resort is also in the municipality of Cartagena.
In the city it is mostly flats, from old blocks in the centre to newer buildings in the surrounding districts, plus historic buildings awaiting renovation. With an old block, the lift, the facade and the technical inspection of the building determine what costs are coming; ask about the state of the owners’ community. A historic building may have protected status; have an adviser check what you are allowed to renovate. On the coast at Cabo de Palos and La Manga it is mostly flats with a view of the water. The projects under construction are on the new-build page for Cartagena.
Cartagena suits people who want to live all year in a city with a large hospital, a station and a university, and to manage there without a car. It suits those who want the beach on the doorstep less well: from the old centre the nearest cove is a few kilometres away. Look at the surroundings too. Flooding is known in a few city districts and on the lagoon, the ground around the old mining area at El Llano del Beal has been cleaned up, and air quality is monitored near the Escombreras industrial area. The southern half of the Mar Menor has repeatedly been short of oxygen in recent years.
The public hospital complex for the area is in the city. Trains run to Murcia, and a narrow-gauge line runs from the city to Los Nietos on the Mar Menor; a high-speed rail link is still being studied. The Región de Murcia airport at Corvera is about half an hour away by car. Along the coast you drive north to Los Alcázares and beyond, and west to Mazarrón. Read more about the rest of this coast on the page about the Costa Cálida.

Partly. The southern part, from Cabo de Palos, belongs to Cartagena; the northern part to San Javier. Check on the paperwork which municipality it is, because it determines municipal tax, permits and registration.
Yes, a narrow-gauge line runs from the city to Los Nietos on the southern shore of the lagoon. For Murcia, regular trains leave from Cartagena station.
In a few city districts, such as Los Dolores and the area around the Rambla de Benipila, and on the lagoon, where homes in Los Nietos and Los Urrutias have been evacuated in heavy rain. Have the official flood map checked per address.
In most of the municipality it is not an issue. Air quality is monitored near the Escombreras industrial area and the village of Alumbres, and old mining land around El Llano del Beal has been cleaned up. With a home in that corner, have it checked what applies.

I am from Genk in Belgian Limburg and live in Ciudad Quesada, half an hour from the Mar Menor. I guide buyers on the Costa Blanca South and the Costa Cálida, whether you are looking for a holiday home or want to move for good. Homes that are not yet openly for sale, I hear about through project developers, through my network and by going into the region myself. A lot is happening on the Costa Cálida right now, and I see it up close. My clients most often describe my guidance as dependable and involved.
