Character of Marbella

A city with several faces

Composition Marbella is not a one-dimensional city. Casco Antiguo is a white, narrow-laned Spanish village from the 15th century, with patios, orange trees and bars where the owner still remembers your name.

Opposites Ten minutes away lies Puerto Banús, with mega-yachts in the marina and the soundtrack of an international resort town. And a few minutes further Nueva Andalucía, an open golf valley with villas, padel clubs and families who cycle to Aloha College every morning.

Scale It is all Marbella, and it works because the city is big enough to carry it. With 150,000 residents in the city and around 100,000 more in the immediate surroundings, Marbella has a real urban dynamic, but without the friction of a metropolis.

Microclimate We have worked here since 2005. What we tell clients: Marbella has a microclimate that is unusually mild, even for the Costa del Sol. La Concha, the mountain behind the city, blocks the northerly wind and keeps the temperature 2 to 3 degrees higher in winter than in Estepona or Málaga.

Conclusion And the choice between neighbourhoods is truly a choice between lifestyles, not just between price points. That is what we advise on most.

25 to 40 minutes, depending on the neighbourhood. From Casco Antiguo and Golden Mile you are there faster than from Elviria. AP-7 or the accessible A-7 along the coast.

Marbella and its immediate surroundings have one of the highest concentrations of international schools in Spain. The British curriculum is dominant, but American, German and French are all present.

The most sought-after schools are Aloha College (Nueva Andalucía), Swans International (Marbella centro), and the English International College.

Tuition ranges from €0 (public bilingual) to €14.000+ per year for top British/IB. The choice depends on how long you are coming and what you want for your child.

Top quality, private or public

Marbella has an unusually high density of private hospitals for the size of the city. HC Marbella, Quirónsalud, USP and Vithas Xanit (in Málaga, 30 minutes) are all English-speaking, and most have contact staff used to international patients.

Public healthcare via the SNS is accessible through the Hospital Costa del Sol in Marbella and the Hospital Universitario Virgen de la Victoria in Málaga. For those with an EU pension or work rights this is free of charge.

Most international residents choose a supplementary private policy (Sanitas, DKV, Adeslas) to avoid waiting times for specialists. Cost: €60 to 200 per month per person depending on age and coverage.

For dental care: a wide choice of English-speaking dentists. Rates 30-50% lower than in Northern Europe.

Good to know before you choose here

Marbella is a beautiful city, but six things are good to know in advance. Not deal-breakers, but reality.

Traffic in summer

July and August are busy on the A-7 and in Puerto Banús. On peak Saturdays a 15-minute drive can become 40.

We schedule viewings outside peak times, or via inland routes.

Parking is sometimes a challenge

In Casco Antiguo and along the coast it is not always ample. Garages under the Plaza are the common solution.

At every viewing we check parking availability and costs.

Seasonal effect per neighbourhood

Puerto Banús is noticeably quieter in January. Casco Antiguo and San Pedro, by contrast, are lived in year-round.

We advise per neighbourhood on what suits your usage pattern.

Comunidad costs

Gated communities and complexes charge €100 to 800 per month for maintenance, security and the pool.

We check the comunidad statutes and reserves as part of our research.

Some urbanisaciones are seasonal

In premium second-home zones occupancy in winter is sometimes only 50%. More socially limited outside summer.

We give an honest assessment of year-round life per zone.

Premium services cost more

Restaurants, sports clubs and groceries in Puerto Banús and Golden Mile are 20 to 40% more expensive than elsewhere on the Costa.

For budget-conscious living we also look at San Pedro and east Marbella.
