Character of Estepona

Andalusian at heart, moving at the edges

Character Estepona is a real Spanish fishing and market town that was never rebuilt into a resort. The old centre lives all year round: locals on the terraces, an ordinary Spanish market, and children running across the Plaza de las Flores after school.

Flower town The centre is full of flower pots and street art. The town spent years restoring the old core with hundreds of planters and the Ruta de Murales Artísticos, with more than 60 large murals. Not for nothing is Estepona called "the garden of the Costa del Sol".

Opposite Where Puerto Banús is about seeing and being seen, Estepona is deliberately understated. Less cosmopolitan, less expensive, and with a real Spanish community around it. That makes it liveable year-round rather than a summer destination that shuts down in winter.

Growth On the eastern side, towards Marbella, lies the New Golden Mile: the zone where most of the new-build on the entire Costa del Sol has gone up over the past ten years. Modern apartment complexes with spa, gym and concierge, often sold off-plan. Here we look critically at the developer and the bank guarantee.

Conclusion The choice in Estepona is mainly between two worlds: authentic, on-foot life in the old town, or spacious, modern living on the new coast. That is what we advise on most, and it makes a difference in price, atmosphere and daily rhythm.

About 50 minutes via the AP-7 (toll) or the free A-7 along the coast. A little further than from Marbella, but a smooth, straight drive with no city centre.

Flights to Northern Europe

From Málaga around three hours to Schiphol, Brussels, Eindhoven or Rotterdam. Several daily flights. Gibraltar airport is 45 minutes away as an alternative.

Car & train

The A-7 and AP-7 link the whole coast; inland, the mountain road A-397 brings you to Ronda in about 50 minutes. Estepona has no AVE station of its own; the high-speed train to Madrid runs via Málaga.

Within Estepona

The Casco Antiguo and the marina are fine on foot. For the New Golden Mile and the golf and hillside zones a car is practically essential; those zones are sprawling and car-oriented.

Estepona itself has a growing range of international and bilingual schools, and is within 15 to 25 minutes of the major international schools around San Pedro, Marbella and Sotogrande.

The British curriculum is dominant, alongside a German (Atalaya), bilingual-Spanish and international (IB) option. For families coming for only a few years an international school makes sense; those staying longer often choose a bilingual Spanish school.

Its own hospital, private care nearby

Estepona has its own public hospital (Hospital de Estepona) and is about 20 minutes from the large regional Hospital Costa del Sol in Marbella. For private care, Quirónsalud and HC Marbella are also close by.

Public healthcare via the SNS is accessible to those with an EU pension or work rights; for them it is free of charge.

Many international residents also take out a supplementary private policy (Sanitas, DKV, Adeslas) to avoid waiting times for specialists. Cost: €60 to 200 per month per person, depending on age and coverage.

For dental care there is a wide choice of English-speaking dentists, with rates 30 to 50% lower than in Northern Europe.

Estepona is a pleasant, affordable place, but six things are good to know in advance. Not deal-breakers, but reality.

Much new-build is off-plan

On the New Golden Mile and in the golf zones a lot is sold from plans, with construction phases, completion risk and sometimes years of a building site next door.

We vet the developer, permits and bank guarantee before you pay a deposit.

A little further from the airport

Málaga airport is about 50 minutes away, versus 25 from Marbella. For those who commute often, that adds up.

We are honest about travel time and check whether Gibraltar (45 min) is sometimes handier.

The new coast is car-dependent

The New Golden Mile, Selwo and the golf zones are sprawling and not walkable. Without a car you are stuck.

In the Casco Antiguo street parking is limited; you rely on the parking garages at the edge.
