Buying guide

Buying a house in Parcent: the village, the outlying areas or towards the Coll de Rates

Parcent lies on the western side of the Vall de Pop, below the Coll de Rates

Buying a house in Parcent means buying in a small village on the western side of the Vall de Pop, higher than Jalón and Alcalalí, where the road over the Coll de Rates begins. The village lies in a hollow between the Carrascal de Parcent and the Serra del Ferrer, with a primary school, a surgery, a pharmacy and a shop a few hundred metres away. Around it grow vines and almond, olive and carob trees, with here and there a riurau, the traditional arcaded building under which grapes were dried into raisins. For bigger shopping trips you drive to the neighbours.

The village, Arenal or Solana: where to look in Parcent

In the village you live small and close together, with the basics on foot. Outside the built-up area, homes are scattered across outlying areas such as Arenal, Solana, El Moreral and Barranquet, on land not designated for building; for these areas the council is preparing plans to regularise the clusters of homes. Towards the Coll de Rates homes lie against the slope. Mind the municipal boundary there, as Parcent, Alcalalí and Tàrbena meet on the pass. To the north lies Orba, to the east Jalón.

Village house, villa in the countryside or building plot: what you buy in Parcent

In the village you buy village houses, in the outlying areas of Parcent villas and fincas with land, and building plots and new villas are on offer too. If a home lies in one of the clusters outside the village, it stands on land not designated for building and a lot depends on the plan the council is preparing; only homes finished before a fixed date can be included. The council is also working on a new local plan. Have an adviser find out for each home what that means, before you make an offer.

Parcent suits cyclists and those seeking quiet, less so those who want a big garden with pool without worries

Parcent suits people looking for a small, quiet village with mountains around, and cyclists: the climb to the Coll de Rates starts here, and in winter professional teams train on it. That also means plenty of cyclists on the road in the quietest months. It suits those who want a big garden and a pool without worries less well: during drought the council banned filling pools and cut off the water in an area near the Coll de Rates. Fire plays a part too: in the Serra del Ferrer fire, scattered homes in Parcent were evacuated.

CV-715, CV-720 and the surgery: practical matters from Parcent

The CV-720 follows the valley through Parcent to Alcalalí and on to Pedreguer, and the CV-715 runs from Orba via Parcent over the Coll de Rates to Tàrbena. Alicante airport is over an hour away by car; there is no tram, the nearest stops are on the coast. For hospital care Parcent falls under Dénia, and the village has a small surgery. There is a primary school in the village; for secondary school and British schools you drive further. Read more about the area on the page about the Costa Blanca North.
