The villa sits on a level plot in La Guardia Park and is built around a concrete core that is insulated on both the inside and the outside. This construction makes the house particularly airtight, which keeps the temperature in the various rooms almost identical. A dual ventilation system takes care of air renewal. An aerothermal system heats and cools through the floor and also provides the domestic hot water. There are 18 solar panels on the roof, linked to 20 kW of storage capacity, and the house has energy label A++.

The layout runs across three levels. You enter on the ground floor into a spacious hall with a guest toilet. Off the corridor are two bedrooms, each with its own bathroom. The corridor leads into the living room with dining area and an open kitchen with a cooking island, fully fitted with built-in appliances. The stairwell, which receives daylight through large windows, takes you to the upper floor. There you will find the master bedroom with an en-suite bathroom with walk-in shower, bath and double washbasin, a separate dressing room and its own terrace. Beneath the house is a 180 m² basement, a multifunctional space that you can arrange as you see fit, up to and including a self-contained guest apartment with kitchen and bathroom.

Outside there is a 13 by 5 metre Bali-style saltwater pool, with a lounge area and provision for pool heating. The surrounding terrace measures 212 m², has two pergolas in iroko wood and faces south. Around the terrace stand centuries-old olive trees, various fruit trees and a range of herbs, alongside a lawn that serves as a play and seating area. The planting has been laid out so that the plot remains screened from its surroundings.

La Guardia Park is located near Playa del Portitxol and Playa de la Granadella. Several restaurants and sports facilities are within walking distance. The sandy beach of Jávea is less than a fifteen-minute drive away.
