Buying guide

Buying a house in Estepona: centre, east side or west side

Estepona has a real centre, and it matters

Buying a house in Estepona starts with deciding how close to the centre you want to be. That centre is flat, right on the town beach of La Rada, with a harbour that is still a working fishing port with its own fish auction. Behind the town rises the Sierra Bermeja, red because of its rock. The municipality runs on for kilometres to the east and west, and the further from the centre you buy, the more your life revolves around the urbanisation, the golf course or even San Pedro in the neighbouring municipality.

East and west of the centre: the areas of Estepona

On the east side, towards Marbella, lies the stretch that agents call the New Golden Mile. Here you find El Paraíso, an established golf urbanisation in the hills with strict building rules of its own, and Atalaya, with low-density villas around two golf courses. Bel Air and the old village core of Cancelada are close by; Costalita is right on the beach. From this side you often drive to San Pedro for everyday shopping. On the west side lies Valle Romano, around a golf course on the mountain side of the coast road, and further inland there are urbanisations against the Sierra Bermeja.

What Estepona has for sale

In and around the centre you mostly buy apartments, from older blocks behind the promenade to newer complexes with a pool. On the east side there are low-density villas in El Paraíso and Atalaya, and between them many new complexes with communal gardens. If you buy off-plan in such a project, look at the building schedule of the neighbouring plots as closely as at the floor plan: you may live next to a building site for years. Around Valle Romano several urbanisations border the golf course, with a mix of property types. Current projects are on the new-build page for Estepona.

Who Estepona suits, and who may be disappointed

Estepona suits people who want a Spanish town with a lively centre and accept that the airport is about an hour’s drive away. It disappoints those who fly back and forth often for short stays, or want to live without a car: there is no train, and west of the town the coast road has many roundabouts. The urbanisations against the mountain have risks of their own. When the Río Padrón flooded, a hillside district was cut off, and urbanisations were evacuated during the Sierra Bermeja forest fire. And the beaches on the east side have dark sand, which not everyone expects.

Access, healthcare and schools in Estepona

Málaga airport is about an hour away; Gibraltar, at roughly three quarters of an hour, is closer but only flies to the UK. The AP-7 toll road and the free A-7 run side by side along the coast. Estepona has its own public hospital for outpatient care, emergencies and day treatment; for more complex care it refers patients to the hospital in Marbella. On the east side, near Atalaya, there is a British international school, with more in San Pedro and Marbella. For daily life in the districts, see Living in Estepona.
