Character of Nerja

White, low and authentic, up against the mountains

Character Nerja was never rebuilt into a high-rise resort. Thanks to strict building heights it stayed a white, low Andalusian town with narrow lanes, patios and squares that live all year round. Small-scale, green and with a real Spanish core around it.

Balcón de Europa The heart of the town is the Balcón de Europa: a palm-lined promenade on a rocky point that juts out over the sea like a balcony. From here you look left and right along the coast and straight ahead out onto the Mediterranean. It is the landmark everyone in Nerja passes.

Opposite Where the west coast around Torremolinos and Fuengirola is full of tower blocks, Nerja has deliberately stayed low. This is the eastern Costa del Sol, the Axarquía: greener, quieter and less mass-market. Those seeking the bustle of the west coast are in the wrong place; those seeking its opposite are in the right one.

Nature & caves Behind and beside the town, nature is right at hand. The famous Cuevas de Nerja with their stalactite halls, the cliffs of Maro, the river walk through the Río Chíllar, and the vast Sierras de Tejeda-Almijara natural park. Sea and mountains a stone's throw apart.

Conclusion Nerja is a deliberately small, selective market. There are rarely more than a few dozen properties for sale, much of it existing stock and villas, with little large-scale new-build. That calls for patience and speed at once: good offer is scarce and goes fast. That is what we steer on most sharply.

Nerja is compact, but has clearly distinct zones: the walkable centre around the Balcón, the beach areas Burriana and Torrecilla, the hillside urbanisations Capistrano and Punta Lara, and the white village of Maro on the eastern side. To Málaga airport

About an hour via the A-7 dual carriageway along the coast. Honestly: that is further than from the west coast. Nerja lies on the eastern side of the province, and that extra travel time is part of the peace and the location.

Flights to Northern Europe

From Málaga around three hours to Schiphol, Brussels, Eindhoven or Rotterdam, with several daily flights. From Nerja you always travel via Málaga; no other airport is closer.

Car & train

The free A-7 dual carriageway links Nerja with Málaga, Granada (via the A-44) and the rest of the coast. Nerja has no train station of its own; the high-speed AVE to Madrid departs from Málaga. The ALSA bus company runs frequently to Málaga.

Within Nerja

The centre, Burriana and Torrecilla are fine on foot. For the hillside urbanisations Capistrano and Punta Lara and for Maro a car is practically essential, partly because of the slopes.

Schooling in Nerja, international towards Málaga

In terms of education, Nerja is mainly Spanish-oriented: the town has good public primary and secondary schools, some of them bilingual. For families staying longer, a Spanish (bilingual) school is often the logical choice and a great way to integrate.

Those who really want an international school look towards Málaga: the large British and German schools are about 50 minutes' drive away. Within Nerja itself the international offer is limited; that is an honest trade-off with this location.

Its own health centre, hospital nearby

Nerja has its own public health centre (Centro de Salud de Nerja) for day-to-day care. For hospital care you are about 30 minutes from the Hospital de la Axarquía in Vélez-Málaga, and about 50 minutes from the large private clinics in Málaga.

Public healthcare via the SNS is accessible to those with an EU pension or work rights; for them it is free of charge.

Thanks to the large British and Northern European community, Nerja has English-speaking (and sometimes Dutch-speaking) GPs and dentists. Many residents also take out a private policy (Sanitas, DKV, Adeslas) to avoid waiting times for specialists. Cost: €60 to 200 per month per person, depending on age and coverage.

For dental care there is a wide choice of English-speaking dentists, with rates usually 30 to 50% lower than in Northern Europe.

Nerja is a special, authentic place, but six things are good to know in advance. Not deal-breakers, but reality.

Further from the airport

Málaga airport is about an hour away, versus 25 to 50 minutes from the west coast. For those who commute often, that adds up.

We are honest about travel time and help you gauge whether that extra distance suits your usage pattern.

Small and selective offer

There are rarely more than a few dozen properties for sale. That is the flip side of the small scale: less choice, and good offer goes quickly.

We monitor the market actively and tip you off as soon as something suitable appears, often before it is widely online.

Little new-build, much existing stock

Because of the strict building heights there is hardly any large-scale new-build. Many homes are older and sometimes need renovation or modernisation.

The hills are car-dependent

Capistrano, Punta Lara and Maro sit on the slopes and are not really walkable to the centre. Without a car you are more stuck.

In July and August the town and especially Burriana are busy, and parking and terraces are scarcer. Outside the season the pace drops sharply.
