Buying a house in Manilva means buying in the westernmost coastal municipality of Málaga province, just before the border with Cádiz. It has three centres, each drawing a different kind of buyer: the village in the hills among the vineyards, San Luis de Sabinillas on the sea, and the harbour of La Duquesa. Until the end of the eighteenth century Manilva belonged to Casares, and boundaries and urbanisations still overlap here. The facts block on this page measures from the village; Sabinillas and La Duquesa are right on the beach.
Sabinillas is the largest centre and a Spanish town on the sea, with a promenade, a Sunday flea market and fishermen who still haul their boats up onto the beach. It is lived in all year round. Around the marina at La Duquesa the feel is more British and more touristy, with terraces on the water and the golf course on El Hacho hill behind. The village of Manilva itself is small and traditional, a few kilometres from the sea. On the eastern boundary lies Doña Julia, which formally belongs to Casares but relies on Sabinillas for shopping.
On the coast, most of what is for sale is an apartment or townhouse in a complex with a pool, on the hills behind the marina and along the coast towards Sotogrande. In Sabinillas you are more likely to buy an apartment in the middle of town, with shops below. The village has village houses, some with views over the vineyards. New builds mostly come as apartment complexes with sea views; the current overview is on the new-build page for Manilva. With a frontline home, check how the beach in front looked after the last winter storms, as parts of this coast lose sand in heavy storms.
Manilva works for people who want somewhere quieter and more Spanish than further east, with a marina and golf close by, and for those who often fly via Gibraltar. For anyone who often needs Málaga it is far: that airport is more than an hour’s drive. If you commute east, you pay the AP-7 toll at Manilva or take the A-7 straight through Sabinillas. The Sabinillas beaches are busy in high season, and the coast has lost sand in stormy winters. Sabinillas has also flooded after heavy rain.
Gibraltar is about half an hour’s drive but only flies to the UK; Málaga is over an hour. For healthcare Manilva belongs to the Costa del Sol area, with the public hospital in Estepona for emergencies and outpatients and the large hospital in Marbella for everything else. The municipality itself has a health centre and GP surgeries. International schools are just outside the municipality, in Sotogrande and Estepona. The La Duquesa marina has a boatyard with a crane, useful if you bring your own boat.

From the centre, the beach is a few minutes' drive away. Gibraltar (GIB) airport is a 34 km drive. The alternative is Málaga-Costa del Sol (AGP), 97 km by road. As the crow flies from the centre, there is a pharmacy 0.1 km away, a supermarket 0.2 km away, a school 0.3 km away and a medical centre 0.5 km away. Looking in Manilva? No, Doña Julia belongs to the municipality of Casares, even though you usually shop in Sabinillas. Registration, local taxes and permits therefore go through Casares.
On the AP-7, yes; the toll plaza is at Manilva. The free A-7 is the alternative, but it runs straight through Sabinillas.
Sabinillas is a Spanish town with a settled community, lived in all year. La Duquesa revolves more around the marina and tourism, and has a more British feel.
International schools are just outside the municipality, in Sotogrande and Estepona. For emergencies and outpatient care you go to the public hospital in Estepona, for more complex care to the hospital in Marbella.

From my home base in Estepona I guide international buyers on the Costa del Sol, step by step, through one of the biggest decisions of their lives. I know the market and the neighbourhoods, and I earned my Spanish real estate diploma with the highest distinction.
I do not sell houses, I help people buy. If a home is not right for you, I will say so. My clients most often describe my guidance as reliable and completely taken care of.
