Buying a house in Jávea often means buying a villa on a slope between the Montgó and the capes. The three centres, the old town, the port and the Arenal, are where you shop and eat out; around them lie many urbanisations of detached houses, a large share built between the sixties and the nineties. That makes the condition of a property weigh more heavily here than in a place with mostly new builds. The facts block measures from the old town, a few kilometres inland; from there the nearest beach is the pebble bay by the port.
On the north side, against the Montgó and towards Cap de Sant Antoni, you live close to the natural park, with views over the bay. Between the old town, the port and the Arenal lie the older, green villa areas such as Tosalet, one of the first urbanisations in Jávea. In the south the urbanisations run via Balcón al Mar to the cliffs of Cap de la Nau and the Granadella, with wide sea views and the longest drives to shops and services. Cumbre del Sol is often advertised under Jávea but lies in Benitachell, a different municipality with its own rules.
The market centres on detached villas with a garden and pool, alongside apartments around the Arenal and the port and town houses in the old centre. With a villa in an urbanisation, a mains sewer connection is not a given: many houses still have a septic tank, and the council is laying new sewers in parts of Jávea. Ask how this works for your property and have an adviser assess the consequences. On sloping plots, retaining walls, drainage and damp deserve extra attention. New projects are on the new-build page for Jávea.
Jávea works well for people looking for space, nature and a large international community, in a place where the old town and the port stay alive outside the season. It pinches for anyone who wants to live without a car or flies often: Alicante airport is well over an hour’s drive, and the last stretch runs on busy regional roads. On summer Sundays there are long queues on the roads back from the beaches. The south is fire-prone; during the forest fire around the Granadella, urbanisations were evacuated. And in heavy rain the Gorgos river has burst its banks.
Alicante is the nearest airport; Valencia is at a similar distance and an alternative for some destinations. Jávea has no railway station: the coastal tram between Benidorm and Dénia stops at Gata de Gorgos and Dénia. The public hospital for the area is in Dénia; in the old town, the accident and emergency service is open day and night. There is a British international school in Jávea itself and a second near Cumbre del Sol. Much of the drinking water comes from the town’s own desalination plant. For life in each centre, see Living in Jávea.

No, the terrain around the centre is gently rolling.
Not always. Many homes in the urbanisations still have a septic tank, and the council is extending the sewer network in areas including the Montgó, La Lluca and Cap de la Nau. Check this for every property and have an adviser assess what it means for you.
No, Cumbre del Sol is in the neighbouring municipality of Benitachell, even though listings often place it under Jávea. That means a different town hall and different local rules.
Not directly from Jávea. The coastal tram has stations at Gata de Gorgos and Dénia, and from there you continue via Benidorm to Alicante.
The south, around the Granadella and Cap de la Nau, borders pine forest. During the large forest fire that spread from Benitachell, several urbanisations there were evacuated. With a property in that area, ask about the distance to the woodland and the access roads.
