Buying a house in Sotogrande means buying in a private development built since the sixties on the old estates at the mouth of the Guadiaro. Administratively, Sotogrande is not a municipality but one of the settlements of San Roque, in the province of Cádiz, and the council office for this valley is in Guadiaro. For council matters you therefore go to San Roque, not to Marbella or Estepona. Adverts use Sotogrande and San Roque interchangeably, which is why this page also shows homes listed under San Roque. Check exactly where each property is.
By the sea lies the marina, flat and a few hundred metres from the beach, built where the river mouth used to be; next to it, the Guadiaro estuary is a protected nature area. The oldest part, around the first golf course, is low-lying and close to the coast. Inland the hills climb to La Reserva, where you live higher up, with more view and further from the beach. In between are the Spanish villages of the valley, such as Guadiaro, Torreguadiaro and Pueblo Nuevo, with the everyday shops and the medical post. Between these areas you need the car for almost everything.
At the marina you buy almost only flats and penthouses, and these are resales. In La Reserva it is mainly villas, a large share of them new builds on individual plots and in small projects, with the occasional flat or terraced house. The older parts have spacious villas from various decades, often with a large garden. In the Spanish villages of the valley you find flats and village houses at a lower price level. If you buy a villa in La Reserva that still has to be built, also ask what is planned for the empty plots on the street.
Sotogrande suits people looking for space, greenery and privacy, with golf, polo and sailing close by and an international school within the resort. It suits those who often fly via Málaga less well: that airport is more than an hour’s drive away. Living here means driving for almost everything, because the areas are kilometres apart. It is busy around the big polo tournament in August, and quiet out of season. The levante, the easterly wind funnelled through the Strait of Gibraltar, can blow hard here. And the San Roque refinery stands on the Bay of Algeciras, on the other side of the municipality.
As well as Málaga, you can fly from Gibraltar, which is much closer by road but only flies to the UK. Since the border fence came down, passport control takes place at Gibraltar airport and no longer at the land border at La Línea. Along the coast run the free A-7 and the AP-7, which is tolled between Estepona and Guadiaro. For public healthcare, San Roque belongs to the hospital in La Línea; a private hospital with an emergency department is in Palmones, on the bay. You can read more about the areas and life in the resort on Living in Sotogrande.

From the centre, the beach is a few minutes' drive away. Gibraltar (GIB) airport is a 21 km drive. The alternative is Málaga-Costa del Sol (AGP), 110 km by road. Because Sotogrande is not a municipality but part of San Roque, and adverts use the two names interchangeably. That is why homes listed under San Roque appear here too. Check exactly where each one is: on the coast, within the resort or further inland.
The border fence between Spain and Gibraltar has been removed. Passport control now takes place at Gibraltar’s airport and port, no longer at the land border. Older information about queues at the border is therefore out of date.
For public healthcare, San Roque belongs to the hospital in La Línea. A private hospital with a round-the-clock emergency department is in Palmones on the Bay of Algeciras. Guadiaro has a medical post for GP care.
No, it is on the Bay of Algeciras, on the other side of the municipality. Sotogrande lies in the Guadiaro valley, on the eastern side of San Roque, on the Mediterranean.
