Buying a house in Benalmádena starts with deciding how high up you want to live. The municipality climbs from the marina to the village beneath the Calamorro, and between the two lie a few hundred metres of ascent and a different way of life. Down below you buy into a resort that fills up in summer; in the middle, around Arroyo de la Miel, into a residential town that runs all year. Up top you live quietly with a view, but need the car for everything. The facts block on this page measures from the village at the top, not from the coast.
On the coast, Torrequebrada is the best-known area: gently sloping streets around the golf course, with sea views and two international schools nearby. Puerto Marina is also a residential district, with apartments on man-made islands in the harbour; lively, and not quiet on summer nights. Torremuelle sits more calmly on a slope with its own train stop. Arroyo de la Miel is the choice if you want to manage without a car, as the station, market and hospital are close together. To the west, Carvajal runs into Fuengirola; always check which municipality a property formally belongs to.
On the coast and around the marina, most of what is for sale is an apartment, often in blocks from the first wave of building on this coast. Read the minutes of the owners’ community: a lift due for replacement, a facade that needs work or a leaking pool all shape what you will pay over the coming years. In Torrequebrada and on the slopes above it you find villas and townhouses with sea views, often with steps between the street and the front door. New builds are mainly higher up the mountain, in larger developments; current projects are on the new-build page for Benalmádena.
Benalmádena suits people who want to live close to the airport, with the services of a large municipality, without being in Málaga itself. It suits those expecting silence less well. Around the marina and the beaches it is busy from spring to autumn, and in some spots you hear departing aircraft, even though the town falls outside the Aena insulation scheme. The slopes are steep: a home that looks close to the sea on a map can be a stiff climb on foot. Streets here have flooded in heavy downpours, so ask about every property’s position relative to the stream beds.
Málaga airport is close by, and the suburban train stops at Arroyo de la Miel, Torremuelle and Carvajal. By road you choose between the free A-7 and the AP-7, where you pay a toll. For healthcare you do not need to go into the city: Arroyo de la Miel has a public hospital with an accident and emergency department, and there is a large private clinic in the same area. The international schools are in the Torrequebrada golf area. For daily life, schools and neighbourhoods, see Living in Benalmádena.

It can be either, because Carvajal sits right on the municipal boundary and runs into Fuengirola. Check the documents to see which municipality the property belongs to. That decides which town hall you turn to for everything afterwards.
